So you have decided to sell you home or are thinking about selling your home in the near future. Like most people, you probably want to sell your home as quickly as possible and for as much money as possible. There are some things we can do to get your home sold for more money and faster. One of those things is home staging and best of all you get to keep the new furnishings after the sale or include them in the price of the home and make even more money for the sale of your Southern Utah home.
When a buyer views your home they are trying to image themselves living in the home. Buyers want a home that’s in move-in condition. It’s has been proven time and time again that potential buyers have no imagination, and tend to overestimate the cost of re-carpeting, painting, and repairs. If a potential buyer is spending $200,000 to $300,000 on a home, an extra $20,000 won’t be a deal breaker, in fact, it probably won’t affect their monthly payments more then $25 a month on their mortgage. Now imaging how long it takes you to earn an extra $20,000 dollars at work. This is why home staging is worth the time and effort. It could be the difference in your home selling for $300,000 or $320,000 dollars.
So what do we need to do to enhance your home for sale so you can get more money in less time?
The first thing you will want to do is start with the outside. First impressions are absolutely crucial when selling your home. Spend an extra $20 and buy a few flower pots to flank the doorway. Make sure you make all obvious repairs and definitely make sure the yard is tidy and taken care of. Like I said previously, buyers have no imagination and if you don’t do it, they will not be able to image it done.
Next you want to look at the foyer and the first rooms as you enter the house. You will want to do something special in this space to make an impression. Try to image what your dream home would look like as you entered.
Throughout the rest of the house you will want to follow these basics of home staging that you probably already know but as a real estate agent I am always surprised to see many home sellers not following.
- Everything in the home should be cleaned and then re-cleaned!!! If you have to hire someone to clean for you, it will be well worth the money. Simply put, dirty homes do not sell.
- Next you need to get rid of clutter – You want the buyers to be imagining living in the home. Clutter will distract buyers away from imagining themselves living in the home and will also distract buyers from the home in general. If you have to rent a storage unit or move things to the garage it will be well worth the money in the long run.
- Next you will want to eliminate most of your personal items – If you were a spy, would you be able to tell anything about the people who live in this home? If the answer is yes, remove it or change it. This will help you with selling your home as well as help protect you from identity theft.
