Hello and welcome to my blog. My name is Sam Dodd and I work for Prudential Cedar City realty. I started selling real estate in 2004 and I absolutely love it. I moved to Cedar City in 2003 after graduating from UVSC in Orem, Utah. I have a wife, a 2 year son, and a baby on the way in April.

My experience as a real estate agent has been a very interesting one. Over the last couple years I was fortunate enough to be an agent through the best real estate market in Cedar City’s history. Things have slowed down now but they are still really good. We have switched from a Sellers to a Buyers market and that has made using a real estate agent that much more necessary. The days of putting a FSBO sign in your yard and selling your house within a day or two are gone. If you want to get top dollar for your home you WILL need a qualified agent. A good agent will do many things in order to make sure your home sells. First of all your agent should put your home on the MLS. This makes it so the 500 (Yes 500) Iron County agents can easily find your home by searching our database. Secondly your Agent should have a strong internet presence AND have IDX enabled and used on their website. According to the National association of realtors 90% of home searches start online. IDX stands for Internet Data Exchange basically it means that not only will your home be on your agent’s website but it will also be on all the other Realtors that participate websites as well. Some agents do not opt in to IDX, I personally believe it’s because they don’t have there clients best interest in mind but we will save that rant for a different time. Remember 90% of home searches start online. Would you rather your home be on 200 realtor’s websites or just 1? The next thing is your realtor should provide you with a professional sign for your yard. This lets anyone driving by know that your home is for sale. You should also ask your realtor what advertising he or she does. I personally run ads in 3 local real estate magazines and 1 Las Vegas Real Estate magazine. I also run a Thrifty Nickel ad and if needed I will put an ad in the Spectrum. Does your Realtor send out post cards to neighbors announcing that your home is for sale? They should, many times your neighbors will know of someone who would like to move into the neighborhood. Does your Cedar City Realtor schedule your home for the board tour? Many times realtors will miss finding your home on the mls but when they get a chance to view it will remember and bring them to your home.
