Cedar City Real Estate
It has been a few days since my last post so I decided to go ahead and just say a little about what is going on in our market. We currently have a lot of inventory that has been sitting for quite some time. We are also seeing a big influx of buyers coming into the market. I believe many of these buyers were waiting to see where the market went and were also waiting for prices to drop back down to reasonable levels. Since we have so much inventory and because Oct-Jan were so slow Sellers are willing to give up more in order to sell there home. That makes right now a great time to purchase a home. Also with so many Southern California and Las Vegas buyers moving into our market I do not believe this will last long. If you are sitting on the fence waiting to see what the market is going to do I would suggest getting off the fence before it is to late.
Many agents have said this winter feels very simular to the 2004 winter when we had our best year for real estate sales in Cedar City history. I am not sure if I am willing to go that far but I will say I have seen a sharp increase in website contacts, contracts written and contracts accepted since the beginning of the year. Cedar City and Southern Utah in a whole is a very desirable place to live. We have low crime, amazing weather, National Parks, Very Little Traffic, Great People, and to many other reasons to list as to why you would want to make Southern Utah your home. As long as that continues we will have people moving into our area. As long as people are moving into the area our prices will remain stable or increase. This is why it is important to get off the fence and purchase that new home you have been waiting to purchase. In my opinion, there will not be a better time to purchase in the next 3-5 years. I personally just bought a home for myself because I believe that so strongly.
