Cedar City Utah Real Estate Market Condition

The Cedar City Real Estate market is still strong.  I hear a lot of pesimists saying that it is falling apart or crashing but that just isn’t the case.   Homes under $200,000.00 dollars are still selling like hotcakes!  This is because that is the price range that an average person in Cedar City can accually afford with current Cedar City wages.  

There are some very soft spots in the market that we must address.  First of all spec homes in the $300,000-400,000 dollar range.  Last spring and summer we had absolutely no inventory for new homes so builders started charging outrageous amounts to build homes due to demand.   They went from charging around $10,000 dollars per house in builder profit to around $70,000.  While I can’t blame them because people were paying this amount that is quite a jump.   So last year no inventory and low interest/booming Southern California and Las Vegas made this possible.   This year all these builders have massive inventory (Something like 800 spec homes on the market)  then you mix that with Southern California and Las Vegas slowing and you can that Cedar Cities builders are in for a ride.  This is good and bad, if you are buyer in this price range you can afford to be extremely picky, ask for free upgrades, negociate big discounts ect.   It is certainly a buyers market in this price range.
