Jen, unfortunately the problem is that no matter what the conditions are, people are always in a rush. Instead of trying to make the same time that they would if it were sunny, people need to leave their homes about 30 minutes earlier so they dont have to rush.

chances are they will extend it. if you’re buying a home don’t rush into it just because you’re getting a break. make sure you can afford it and find a place you really love.

I wont take anyone out unless they are preapproved. We dont look at homes till you talk to a lender.

Being pre-approved just means you’ve already jumped the 1st hurdle and are ready for the next one. You don’t have to jump over millions of 1st hurdles when you know you’ve already jumped that 2st hurdle. Less jumping to do.

I always tell clients that if they find a house and we end up in a multiple offer situation where the other offer has a letter and we don’t they will have to offer a few thousand above the other offer to win. So not having a letter can cost a significant amount of money

Wow! Seems like a lovely home for a reasonable price. I was recently in the Moab and Kanab, Utah area on vacation and the prices I saw there were far steeper than this!
