			<content:encoded><![CDATA[<p>During a showing it can be nerve wracking, exciting, and maybe a bit overwhelming.  There is nothing to worry about. This little post will give some guidelines on what to do with yourself during a showing of your home.</p>
<p>Relax. There is nothing more to do. Pick up a Magazine while waiting and try to be understanding. The agent might be showing more than one home and may be a few moments early or late. It is difficult to be precise on time.</p>
<p>If you own a dog, keep it out of the scene. Pet lovers will be wanting to pay attention to the dog and might miss some key features of your home being pointed out, or if they do not like pets they will find it a bit bothersome- which in the long run might affect their feelings about the home. <a href="http://www.cedarcityonline.com/blog/wp-content/uploads/2011/08/dish.jpg"><img class="alignright size-medium wp-image-516" title="dish" src="http://www.cedarcityonline.com/blog/wp-content/uploads/2011/08/dish-240x300.jpg" alt="" width="240" height="300" /></a></p>
<p>Children can be seen, but try to keep them out of the way. It is a new experience for the kids, and they might be excited. However, this might interrupt the professional flow of the showing. Ask them to stay away from the agent and the buyers and to go outside or watch television.</p>
<p>When the doorbell rings or you hear that knock on the door, answer as you would any welcome guest.  The agent will take care of the introductions. If there is a situation that needs mentioning (such as a sick child in the third bedroom) do so now. You can invite the agent to start showing your home and then you can excuse yourself.</p>
<p>Keep a low profile. It is best if you discreetly remain away from the buyers. As helpful as you wish to be, you might intimidate the buyers. They need to be able to discuss the home freely with one another. Being there might make them uncomfortable to say what they think so they can figure out if this is the home of their dreams. The agent needs to learn from the buyers how they are responding to your home. Your presence can limit that free communication.</p>
<p>Then what should you do? Read a magazine, watch television, or take a walk outside. Pick a room and settle down. When they stop to preview that room, you may leave- but that isn&#8217;t necessary.After all, they don&#8217;t want to feel that they are chasing you around the house. If there was one room that you should probably avoid being in while they are there, it is the kitchen. Buyers generally spend most of their time in the kitchen evaluating appliances, counter space and cabinets.</p>
<p>If you are asked questions from the buyers, you are welcome to answer pleasantly. Do avoid, however, becoming engaged in a conversation. Questions regarding terms of sale should really be directed towards the agent, however.</p>
<p>The listing sheet should clearly identify items that are included and excluded in the offered property. Don&#8217;t initiate conversations about other personal property you might be interested in including with the sale. It is more distracting than a deal clincher. Besides, there is time to discuss this at the offer presentation time.</p>
<p>Just let the &#8220;pro&#8221; work. As much as you love your home, don&#8217;t be tempted into doing the agent&#8217;s job. It will be distracting to the buyers, and the agent has gotten to know the buyers and know what to mention in the showing. Whether the agent mentions your new refrigerator now, or after they leave, is in his hands.</p>
<p>Just know that I am here to help. I will be there to guide all buyers through your home and there is no need to worry. I will make sure that it will go as smoothly and successfully as possible.</p>

But wait, as you cross 200 North, you find yourself in a whole different era in time: yes, the Rennaissance Festival begins TODAY in Cedar City.</p>
<p>The 29th Annual Renaissance Faire is something that Cedar City Residents look forward to each year. There is everything from games, to vendors selling their wares, music, crafts and much more. They say on their website that &#8220;the festival known as the Utah Midsummer Renaissance Faire has a long-standing tradition of fun, excitement, and great memories. For 28 years, people from around the world have gathered in Cedar City, Utah to be a part of these festivities.&#8221;</p>
<p>Cedar City is known as Festival City for a reason. We know how it&#8217;s done. Come check out the Renaissance Faire and join in on the fun that will continue through this Saturday, the 17th.</p>

<p><span style="color: #232323; font-family: Arial;">I have included the number of Notice of defaults filed for the last few years each June.   This year while we are still seeing a few filed we are significantly lower then the previous two years.    This is a good sign that our market is starting to recover and at least bottom out.    A Notice of Default is filed in Utah when a home owner is at least 3 months behind on thier mortgage payment.   These homes usually either sale as a short sale or are foreclosed on and sold as a foreclosure.   Also notice that we are significantly lower for our year to date notice of defaults then we have been in the prior year.   This is another great sign that our Housing Market in Cedar City is recovering.   I have also noticed a lot more multiple offer situations as well as traditional sales this year which is a great sign! </span></p>

			<content:encoded><![CDATA[<p>It’s very important to have a good showing. It’s not expected that  you be perfect, though; after all, you are living with your family in it  at the same time. It is a great idea to develop a routine that will let  you pick up and be prepared to show in a reasonable time period without  too much stress. Try a 45 minute countdown. This does mean, however,  that certain things must be done in advance- such as making the beds  every morning and making sure the dirty dishes get put in the dishwasher  promptly. This way, you can get ready for a fantastic showing without  stress or hassle.</p>
<p><strong>Before each showing it is important to do the following things:</strong></p>
<p><em>Pick up every room. </em>Check counters, halls, floors, and  stairs. Straighten up or removenewspapers, magazines, mail, toys,  clothing, sports equipment, or snack dishes.</p>
<p><em>Turn on all the lights</em>. Even lights in closets are a good thing to turn on to create a lighter air, a more roomy and large space.</p>
<p><em>Open all the shades, blinds, and curtains.</em><em> </em> Do all you can to make the rooms look lighter and happier. The bedrooms should be neat and attractive.</p>

<p><em>The Kitchen</em>. Make sure the counter tops are sparkling clean. Wipe down your appliances and make sure your sink is clear of dirty dishes.</p>
<p><em>Clean Air</em>. You may want to keep air fresheners in closets,  bathrooms and kitchen. Make sure that the Kitchen air is especially  clean, there is nothing worse than a stinky kitchen. You may consider  baking something delicious to create a homey feeling through fresh  scents.</p>
<p><em>Music! </em>You won’t always be able to have something baking  each time you have showings, but soft background music is always a good  alternative.</p>
<p><em>The Fireplace</em>. If appropriate with weather outside, a warm  fire in the fireplace might add the touch you will want in your home  while showing.</p>
<p><em>Air Conditioning</em>. If the weather agrees, turn on your air conditioning.</p>

<p><em>The Bathrooms. </em>Keep fresh, attractive towels in each bathroom so you can change them out quickly if a last minute showing is arranged.</p>
<p><em>The Entryway</em>. It is the first and last impression that the  viewers will get of the home. Make it a good lasting effect- check for  cleanliness regularly.</p>
<p>By doing these things you will be prepared well for your showings.  Set up the stage you want to perform well on and send out the best  impressions of the home that prospect buyers have come to see!</p>

It is important to remember that no matter what you want to do, it is important to start simple, and to continue doing it, because giving up will get you no where.</p>
<p>If you are a runner, or want to become one, southern Utah is a great place to be. Between April and September there are around 15 major events you can take part in- no matter what stage you are at in becoming a runner. 			<content:encoded><![CDATA[<p>Did you know that Cedar City has a Lake? Well&#8230; Maybe it&#8217;s more like a pond, but it is full a fish and has a nice sandy bank for people to lay out on. The lake at the Hills is an 11-acre reservoir on Leigh Hill. It&#8217;s built to hold pressurized irrigation water. The public is welcome to swim, fish and even ride in boats- as long as they&#8217;re not motorized!</p>

<p>The reservoir is stocked with catfish, largemouth and smallmouth bass, ranbow trout, and blue gill fish. Fishing is allowed, but there is a limit to 2 fish a day per person, and anyone over the age of 12 is required to have a fishing license.</p>
