Questions Everyone Should Ask Thier Realtor

Posted by admin in Home Selling Tips on August 10th, 2007 |  No Comments »

While there are many questions you should ask your Realtor.  I have compiled a list of questions I would ask my Realtor after being in Real Estate for almost 2 years.

1.  How long have you been in Business?   If they say under 6 months that is fine just realize they probally don’t have the experance or knowledge that a seasoned agent has.

2.  How did you determine that list price?  The correct anwser is I researched both Under Contract and Recently Sold Compairable homes and took into consideration your time frame.   If they say knowledge of the area I would test there knowledge by asking questions about recently sold homes in your neighborhood.   Pricing is the most important factor in determining if your home will sell or sit.   If you over price your home in this market, IT WILL NOT SELL!  Sorry 2005 was 2 years ago.

3.  What are you going to do to get my home sold?   The correct anwser should include the following items.   Internet Advertising, Local Print Media, MLS, Signage, Flyers To Agents, Board Tour, Open House if necesary.   When they say they have an internet site ask them where it ranks in google for local real estate terms.   If they have no idea or if its under ten realize there site is worthless.  (Doesn’t mean they are a bad agent, it just means there site isn’t providing any real worth to you).

Well I could think of a hundred more questions you may want to ask your Realtor before listing a home with them but this should give you a pretty good idea.   If you have any questions for the Spencer Team give us a call at 435-590-7070.

Cedar City Townhome    Beer Living Room.jpg    Beer Family Room.jpg    Beer Kitchen.jpg

In Ogden Utah a Realtor stumbled upon this home and couldn’t believe what he found.   The home had over 70,000 Coors Light Cans and someone was still living in it.  The man had lived in the home for  8 years and just couldn’t bring himself to throwing away his beer cans.   The landlord said the man had always been a great tenant and paid his rent on time.   He felt he had no reason to check up on the man since from outward apperance the townhome looked great.

When the owner did find the cans he recycled them and recieved over 800 dollars.  The owner then fixed the home up and has since rerented to a new occupant.   The man who previously lived in the home (the beer drinker) has since quit drinking and started working for his old employer.

In case anyone is wondering at 70,000 beer cans that is about a 24 pack a day for the 8 years the man lived in the home.

City Council Votes to Raise Impact Fees

Posted by admin in Home Selling Tips on July 19th, 2007 |  No Comments »

In an apparent attempt to kick the builders why they are down the City Council voted to raise impact fees from $4609 to $9,965.  Yep that is a 116% increase.  Steve Wood (Up for Re-Election), John Westwood, and Nina Barnes all voted to increase the fees while Jolene Goff and Dale Brinkerhoff voted against raising the fees.
What I find equally appalling to the fact that our City Council voted to raise impact fees by over 100% is the fact that they paid Lewis, Young, Robertson, & Burningham $40,000 dollars to conduct a study of impact fees.  Then because they paid such an ridiculously high fee Councilmen Wood felt “It’s hard for me to sit down and say I know more than they do,” said Wood. “It was a tough decision, but I feel in my heart it was the right thing. … We paid for the study. It’s a waste of our money if we don’t do what they recommend.”
Councilmen Wood in all due respect we elected you as a City Councilmen to do what is best for our community not to follow some firms opinion of what we should do.  If we wanted Lewis, Young, Robertson and Burningham to make decisions for our city we would have elected them.  The fact that you based the decision on what we “Paid for the Study” and not what was right for the city shows your inability to make tough decisions.

Slow Market…Time to Buy?

Posted by admin in Home Selling Tips on July 13th, 2007 |  No Comments »

Today I went to lunch with Jason Spencer (Prudentail) and Steve Shrope (Southern Utah Title) and among other things we talked about the market.  During our discussion, I couldn’t help but think that maybe right now is the time to buy.   Our market seems to be bottaming out as both Jason and I have felt by selling homes and Steve by his number of new files opened and closed.  We had all noticed that prices seem to be stablizing in our market and I began to wonder if right now isnt the perfect time to buy a home in the low 300,000 dollar range.

You see that is the most saturated and affected price range in our market.  It seems that ever builder and his dog decided they would build homes in that price range.  This means that there are a lot of Spec homes that have sat for over a year while the market droped.  Many of these builders have been paying mortgages on these properties each month and they are all getting pretty willing to negociate lower prices on the homes.  Some have even been selling at a loss just to get rid of that payment.

So I pose the question to you.  Is now the time to buy?  Do you want to continue to sit on the sidelines while everyone else makes 1000’s of dollars in Real Estate?

Price Change for Stone Gate Town Homes!

Posted by admin in Home Selling Tips on June 9th, 2007 |  No Comments »

We have slashed our prices at StoneGate.  These are pre construction prices and will not last.  We have lowered our 2000 SF unit down to 179,990.  This means you are well under 100 dollars a square foot on the homes.   I guess the question then becomes, do you want to live in a planned community where you know your neighbors will maintain there properties, where you your value will likely increase as the project builds out?  Or would you rather live in a home 1/2 this size, 6 miles outside of Cedar City, with power lines running though your backyard, built with lessor materials, where you almost certainly will have neighbors who will not maintain there properties?

Stop by our sales office to find out more information about the Stone Gate Town Homes.  Remember we have 2 car garages, backyards, basements and low HOA fees.

Cedar City Townhomes

You may be wondering why you should care.  The reason is really simple.  No other town home units in Cedar City are currently being offered at under 100 dollars a square foot.   This means you get more home for your money.  Another advantage to the Stone Gate TownHomes is the fact that they each have individual backyards, 2 car garages and included features picked directly off our competitions upgrade lists.

How does Trophy Homes do it?  We are a production builder which means we are able to get out land cheaper, bid our projects out in mass quantity and build a better quality home for less money then those other guys.

Come by our Sales Office to get floor plans, walk the model, or to get more information.  We are open from 12:00 - 7:00 Monday - Friday and 10:00 - 5:00 on Saturdays.   If those times don’t work with your schedule we would be happy to schedule an appointment and meet you within a time frame that works for you.

Remember when compairing us to those other guys.  2000 Sf, 2 Car Garage, Private BackYard and Low HOA’s that cover Cable, Water, Sewer, Trash and Exterior Maintence.
