We have slashed our prices at StoneGate.  These are pre construction prices and will not last.  We have lowered our 2000 SF unit down to 179,990.  This means you are well under 100 dollars a square foot on the homes.   I guess the question then becomes, do you want to live in a planned community where you know your neighbors will maintain there properties, where you your value will likely increase as the project builds out?  Or would you rather live in a home 1/2 this size, 6 miles outside of Cedar City, with power lines running though your backyard, built with lessor materials, where you almost certainly will have neighbors who will not maintain there properties?

Lots of people have asked me recently what the benifits of living in a town home are.   I will go over a couple of them so you can decide.  

1.  No Lawn to Mow - In a town home you don’t have to maintain a lawn.  Not a big deal for many people but more then a big deal for others.

2.  Lower cost per Square Foot -  Because town home builders can bid out entire buildings at one time and because there land costs are lower, you the buyer can get more home for less money with a town home.

3.  Bulk Purchasing by the HOA -  Your HOA covers your Water, Sewer, Trash, Cable and more at Stone Gate for around 80 dollars.  This is very cheap and can actually save you money as compaired to a traditional single family home.  When they negociate with these companies for the whole community they can get better rates and save you money in the long run. 

4.  Better Security - Most Town Homes are completely fenced and since your neighbors live close by you have more eyes watching your home.  

There are many reasons why people move into town homes and they are all valid.  Im not saying Town Homes are right for everyone I am just saying you should probally give them a look before paying more for less home with a traditional single family home.

Southern Utah Business

Do you have a Southern Utah based business?   Would you like to take advantage of my website for some free advertising?   I am looking allow local businesses to post about there services here on my website.  Currently I am getting about 120 unique visitors per day to my website and this could be a great oppertunity to get the word out about your business.  I would love to hear from anyone with a business in Southern Utah.

Changes

I am making a change in my Real Estate career.  I am switching from Prudential Cedar City Realty over to Trophy Homes real estate.   The reason I have made this decision is accually pretty simple.  I am doing it because I want the experance of selling new construction and working with the 5th largest builder in Southern Utah.  I will still be providing the same level of customer service, that I have been providing since I got into Real Estate almost 2 years ago.  Another reason I am going to trophy is that the pay is Salary + commisions + Benifits where as when you are selling for a traditional real estate company you are commision only.   I am accually taking a little bit of a pay cut in order to do this but I feel the extra security provided as well as the benifits that Trophy Homes provides more then makes up for it.  

So what does this mean for this website and for my current clients?  Basically it means that I will be revamping this website to feature my new listings with Trophy Homes.  Right now we have a 58 Townhome community on Fiddlers Canyon road with 2000 SF units for 189,000.  The units have tons of Upgrades, 2 Car Garages, Basements, and more.  I will provide a lot more details in the days to come so please stand by.

Cedar City Real Estate

We had another extremely strong month in March.  It seems this spring is going to be a lot better then predicted.  We still have a good amount of homes on the market but buyers are grabbing the good deals and allowing the overpriced listings to sit. 

At Prudential we have a few large projects coming online that will cover almost every price range for new homes. 
If you are looking for a new home from $179,000.00 we have 3 peaks phase 3 built by D&S Construction.  These homes are typically 1200 SF new homes on a 1/2 acre lot. 

If you would like a home $200-250,000 dollars we have the Saddleback Views Subdivision.  These homes are typically 1300-1700Sf with an unfinished basement. 

If you are in the $250-350,000 dollar range we have new homes being built in the Hunter Glenn Subdivision.  This subdivision is just North of Equestrian Pointe and will surely be one of the nicest subdivisions in Cedar City. 

We also have the Hawthorn Estates Subdivision in this price range.  These homes are custom, quality crafted homes on a 1/2 acre lot that will not disappoint.
