 In Ogden Utah a Realtor stumbled upon this home and couldn’t believe what he found.   The home had over 70,000 Coors Light Cans and someone was still living in it.  The man had lived in the home for  8 years and just couldn’t bring himself to throwing away his beer cans.   The landlord said the man had always been a great tenant and paid his rent on time.   He felt he had no reason to check up on the man since from outward apperance the townhome looked great.  

When the owner did find the cans he recycled them and recieved over 800 dollars.  The owner then fixed the home up and has since rerented to a new occupant.   The man who previously lived in the home (the beer drinker) has since quit drinking and started working for his old employer.  

In case anyone is wondering at 70,000 beer cans that is about a 24 pack a day for the 8 years the man lived in the home.  

Video Tours Of Your Home Online

City Council Votes to Raise Impact Fees

In an apparent attempt to kick the builders why they are down the City Council voted to raise impact fees from $4609 to $9,965.  Yep that is a 116% increase.  Steve Wood (Up for Re-Election), John Westwood, and Nina Barnes all voted to increase the fees while Jolene Goff and Dale Brinkerhoff voted against raising the fees.  
What I find equally appalling to the fact that our City Council voted to raise impact fees by over 100% is the fact that they paid Lewis, Young, Robertson, & Burningham $40,000 dollars to conduct a study of impact fees.  Then because they paid such an ridiculously high fee Councilmen Wood felt “It’s hard for me to sit down and say I know more than they do,” said Wood. “It was a tough decision, but I feel in my heart it was the right thing. … We paid for the study. It’s a waste of our money if we don’t do what they recommend.”
Councilmen Wood in all due respect we elected you as a City Councilmen to do what is best for our community not to follow some firms opinion of what we should do.  If we wanted Lewis, Young, Robertson and Burningham to make decisions for our city we would have elected them.  The fact that you based the decision on what we “Paid for the Study” and not what was right for the city shows your inability to make tough decisions.

Slow Market…Time to Buy?

Today I went to lunch with Jason Spencer (Prudentail) and Steve Shrope (Southern Utah Title) and among other things we talked about the market.  During our discussion, I couldn’t help but think that maybe right now is the time to buy.   Our market seems to be bottaming out as both Jason and I have felt by selling homes and Steve by his number of new files opened and closed.  We had all noticed that prices seem to be stablizing in our market and I began to wonder if right now isnt the perfect time to buy a home in the low 300,000 dollar range.  

You see that is the most saturated and affected price range in our market.  It seems that ever builder and his dog decided they would build homes in that price range.  This means that there are a lot of Spec homes that have sat for over a year while the market droped.  Many of these builders have been paying mortgages on these properties each month and they are all getting pretty willing to negociate lower prices on the homes.  Some have even been selling at a loss just to get rid of that payment. 

 So I pose the question to you.  Is now the time to buy?  Do you want to continue to sit on the sidelines while everyone else makes 1000’s of dollars in Real Estate?

Price Change for Stone Gate Town Homes!

We have slashed our prices at StoneGate.  These are pre construction prices and will not last.  We have lowered our 2000 SF unit down to 179,990.  This means you are well under 100 dollars a square foot on the homes.   I guess the question then becomes, do you want to live in a planned community where you know your neighbors will maintain there properties, where you your value will likely increase as the project builds out?  Or would you rather live in a home 1/2 this size, 6 miles outside of Cedar City, with power lines running though your backyard, built with lessor materials, where you almost certainly will have neighbors who will not maintain there properties?

Lots of people have asked me recently what the benifits of living in a town home are.   I will go over a couple of them so you can decide.  

1.  No Lawn to Mow - In a town home you don’t have to maintain a lawn.  Not a big deal for many people but more then a big deal for others.

2.  Lower cost per Square Foot -  Because town home builders can bid out entire buildings at one time and because there land costs are lower, you the buyer can get more home for less money with a town home.

3.  Bulk Purchasing by the HOA -  Your HOA covers your Water, Sewer, Trash, Cable and more at Stone Gate for around 80 dollars.  This is very cheap and can actually save you money as compaired to a traditional single family home.  When they negociate with these companies for the whole community they can get better rates and save you money in the long run. 

4.  Better Security - Most Town Homes are completely fenced and since your neighbors live close by you have more eyes watching your home.  

There are many reasons why people move into town homes and they are all valid.  Im not saying Town Homes are right for everyone I am just saying you should probally give them a look before paying more for less home with a traditional single family home.
