Prepairing Your Home To Sell
I feel this article is much needed in Cedar City and surrounding areas. As an agent I constantly walk into homes that could sell for thousands of dollars more if the owners put in a couple hours of work in to spruce up there property. In fact, I work with a couple investors that purchase these homes and do the simple things needed then resale the properties for large profits.
First of all I want you to think about your home buying habbits and what you think about when you are looking to purchase a new home. Do you want a home that you have to move into then start fixing small problems? Or would you rather move into a home free from issues. I know from personal experance that after the trama of moving the last thing you want is more work to do. This is why as a home seller you need to do these items as it will not only make your home more sellable but it will make your home sale for substanually more money.
Ok now think about this. How long do you work at your current job for $25,000 dollars? Most of spend quite a bit of time in order to make $25,000 dollars. That is why it is so amazing to me when I see homes that could sell for $25,000 more with very little effort or expense.
Lets get to what you can do to make your home sale faster and for more money.
#1. Clean your house. Your house should sparkal, the term I would eat off the floor comes to mind. This is not only the first thing but it is also the most important. Buyers have no imaginations and they will not overlook a dirty home. If you are to lazy to clean or just not a clean person I would even recomend hiring someone to clean your home.
Do you want buyers to be pointing your how dirty your home is or do you want them looking at your home in the best possible light? CLEAN YOUR HOME BEFORE YOU SELL IT!
#2 Remove clutter! I realize you love all the little items you have purchased to make your home unique but as I said before, if buyers are looking at your stuff they are not paying attention to your home. You should have your home clutter free so the buyers see your home and imagine it as there own.
#3 Curb Appeal - Drive up to your home and park across the street from it. Look at the outside of your home. Look for any damage, dirtyness, or anything that is unpleasing to you the eye. Then fix it. I have seen studies where they indicate that buyers decide if they like a home within the first 8 seconds of seeing it. Sometimes sellers need to get second opinions about your property. Call your best friend the one that will tell you if something is wrong and have them take a look. Ask them to point things out that they see and do not argue with them. (You don’t have to take there advice but you probally should.)
Well those are some very simple steps you can take to increase the value of your home. I always suggest replacing worn or outdated carpet and putting a nice fresh coat of paint on the walls if they are in need.
