Lets face the facts people, it is a buyers market in Southern Utah. This is nothing to be scared of and it doesn’t mean the bubble is bursting. A buyers market is a normal market in real estate. What we in Southern Utah have been experancing over the last couple years is accually pretty rare. Sellers markets only come around ever decade and usually don’t last long.
The question now becomes how do I sell my home during a buyers market for the most amount of money in the least amount of time! There are some time proven methods to selling your home and I am going to discuss these methods so you can sell your home in less time and for more money.
The first and most important thing you can do to sell your home in a buyers market is to price your home appropriately. Price is the single biggest factor in determining if your home will sell or not. When you are interviewing agents to list your home they should bring with them the 3 most recent compairable homes to have sold as well as 3 compairable homes that are currently listed. Try to think of your home as if you were the buyer. Would you buy your home over your competitors? Why? Look at the recently sold listings and see what they listed there home for and what it accually sold for. This will help you see the differance between list price and sales price.
Another thing you can do to help your home sell for more money faster is to offer incentives. If you know you need new carpet offer a carpet allowance. Buyers may be able to over look minor flaws in your home if they know you are offering incentives to fix these problems.
Yet another thing you can do to help your home sell for more money faster is to offer to pay closing costs for the buyer. This is extremely helpful if your home is in a first time home buyers price range as first time home buyers usually don’t have a lot of cash while buying there first home.
You can also offer to leave appliance behind. First time home buyers also love this as often they spend all there savings getting into there first home and don’t have the money to buy appliances afterwards. You will most likely want to buy new appliances in your new home anyway.
Another very important thing you can do to help your home sell for more money faster is to create curb appeal. First impressions are everything and if the outside of your home is sloppy often times buyers will not even look at the rest of the house. Do the small things that make your home stand out compaired to other homes in the price range.
Home staging is also a great way to help your home sell for more money faster. Make sure your walls are clean, that the house is free of clutter, that all lights are on and that blinds are open. Light a candle or bake something with a nice smell. If you need to paint your walls make sure you use neutral colors. Simple repairs can help your home sell faster and will make you money in the long run.
If you do these simple things your home will sell. There are still plenty of buyers in our market, you just need to do the small things that will attract buyers to your home.
