			<content:encoded><![CDATA[<p>I have been working with a lot of buyers lately and I am often asked why or if its important to be pre-approved.   My answer is always the same and it is yes it is important to be pre approved.   Throughout this article I will stress the main reason I feel it is important to be pre approved before looking at properties with your Realtor.  </p>
<p>The first reason it is important to be pre approved is so you don&#8217;t waste time looking at homes you will not qualify.   If you only qualify for $100,000 dollars it doesn&#8217;t do much good to start looking for homes that cost $150,000 because you wont be able to purchase them anyways.   This seems like common sense to many of you but I have seen it way more then I want to.  </p>
<p>Another reason to get pre approved is the sellers will take you more seriously.  When you submit your offer to the seller you will also send in your pre approval letter stating that you are already pre approved.  This tells the seller he has as serious offer with a buyer that is already pre approved for the loan amount.  </p>
<p>Another reason it is important to be pre approved is during the pre approval process the lender may find minor items that need to be fixed.   By being pre approved prior to writing an offer you have time to fix any glitches in your credit or debt to income ratio.   This could be the difference between you losing your earnest money and not being able to purchase the home or you being able to fix any problems that arise and still being able to purchase.  </p>

<p>For those of you who aren&#8217;t sure what a short sale is, a short sale is when the owner of a home is selling the home for less then he or she owes.  To do this you have to get bank approval.  The reason it is called a short sale is the bank is being &#8220;shorted&#8221;.   Banks will do this because they often feel like they will lose less money by short selling the property then if they had to go through the foreclosure process.   Often times you can buy a short sale for 80% of the appraised value or less.    If you decide to pursue a short sale you need to know that it requires an extra addendum as well as the banks approval.  It can take up to a month or more just to get the approval because the banks are so backed up with short sales and foreclosures.  If you have the time to wait this can mean a big savings but I wouldn&#8217;t recomend a short sale for someone who cannot afford to wait over a month just to get a responce to thier offer.    </p>

			<content:encoded><![CDATA[<p class="MsoNormal" style="margin: 0in 0in 0pt">Utah is becoming the fastest growing southwest state.<span>  </span>It is one of the few states in the southwest that has four seasons to enjoy.<span>  </span>It also has great areas that boast of the beauty and activities.<span>  </span>Being in the middle of Utah’s National Parks, which are a short drive away from Cedar City, you can find hiking, skiing and rock climbing as a few of the activities.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">Cedar City is the fastest growing city in Utah, although it is still a small town.<span>  </span>Culture, education and outdoor activities are the main reasons that people are moving to Cedar City.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">One of these great areas for living is Cedar City, Utah, also known as Festival City.<span>  </span>It comes by the name honestly because of all the festivals held each year.<span>  </span>The most famous festival is the Shakespearean Festival which in 2000 received the Tony Award for “Outstanding Regional Theater.”<span>  </span>Other festivals include the Neil Simon Festival, and the Canyon Country Western Arts Festival, just to name a few.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">Cedar City is approximately 2-1/2 hours north of Las Vegas and 3-1/2 hours south of Salt Lake City, Utah.<span>  </span>Just a few hours of driving can take you to a different type of area to have fun. Just east of Cedar City is Brian Head which is the winter playground.<span>  </span>Claiming 400 inches of snow on 500 acres each year, this ski resort is one of the most popular.<span>  </span>There is also snowmobiling and back country skiing.<span>  </span>Also available for those who like the danger there is approximately a 1700 foot drop off.<span>  </span></p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">If you like museums, then the Iron Mission State museum is the place to see Indian and pioneer artifacts.<span>  </span>It is a history showing for all to enjoy.<span>  </span>If you’re a football or basketball fan, Cedar City boasts having the NCAA Division I team at Southern Utah University.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">It is said that feeling like you have reached the top of the world happens when you are on the top of Cedar Mountain or Kolob.<span>  </span>It becomes a place to spend time alone and meditate.<span>  </span>There is always something to keep you occupied in Cedar City, even if it’s just to watch all the activities going on around you.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">Living in a cabin in Cedar City can boost the imagination for what was, what is and what is going to be.<span>  </span>From winter through fall, the beauty is everlasting and unforgettable.<span>  </span>There are numerous places to fish including Navajo Lake.<span>  </span>Even for boating or just relaxing by the water, you can always find a favorite place.</p>

<p class="MsoNormal" style="margin: 0in 0in 0pt">When it comes vacation time again, plan to make a trip to Cedar City.<span>  </span>Be sure and go to Zion’s National Park, Bryce Canyon National Park and Dixie National Forest which are located a short distance away.<span>  </span>Also be sure and go to Cedar Breaks National Monument, Three Peaks Recreation Area and Kolob Canyons.<span>  </span>All of this will make you want to move to Cedar City.<span>  </span>Going during a festival time will be a great entertainment time.</p>
