Early Spring is the most popular of the year to list your home, and for good reason. As a real estate professional I have reviewed the sales data, watched trends, and been in the business for 18 years. As such, I have seen firsthand the benefits of listing during this timeframe. In this blog post, I will highlight the top five reasons why you should consider listing your homes this spring.
Increased Buyer Demand: Spring is the start of the home buying season, and with it comes an increase in the number of potential buyers. This means that there will be more eyes on your home, which increases the chances of finding the right buyer. This increased demand can lead to a more competitive bidding process and a higher sales price.
Better Weather Conditions: The spring weather is often more favorable for home showings. Warmer tempatures are more comfortable for buyers to go see homes. Buyers will be more inclined to really take in your backyard or cozy patio. The will also have a better oppurtinity to inspect the home not worrying about slipping on ice or snow.
Increased Conpetition: Spring is the start of the home buying season, and with this comes increased demand for homes. This increase in demand can lead to a more competitive bidding process for sellers, with multiple offers on a single property much more common. This competition can drive up the sales price of your home, making the spring the perfect time to sell.
Increased Curb Appeal: Spring is the time when the weather warms. You will see blooming flowers and trees enhancing a homes exterior feel. Improved curb appeal can make your home more attractive to potential buyers. This will increase the chances of a sale at a higher sales price.
Favorable Interest Rates: Spring is also a time when favorable interest rates are typically found. This is due to the increase in buyer demand, as well as the state of the ecomony. With lower interest rates, more potential buyers will be able to affrod your home. This in turn will increase the chances of your home selling for a higher price.
In conclusion, early spring is the ideal time to list your home. As a real estate professsional with EXP Realty in Southern Utah, I am here to guide you throught the process.

It can also be one of the most expensive. However, there are ways to save money when purchasing a home. Here are a few tips to keep in mind as you start the home buying process.
Get pre-approved for a mortgage. Before you start looking at houses, it's important to know how much you can afford to spend. By getting pre-approved for a mortgage, you'll have a better idea of your price range and can avoid falling in love with a house that you can't afford.
Look for homes that need work. Buying a fixer-upper can be a great way to save money. Often, these homes are priced lower than move-in ready homes and offer the opportunity to make the space your own. Just be sure to factor in the cost of repairs and renovations before making an offer.
Consider a smaller home. Buying a smaller home can mean paying less for the property and less for maintenance and utility costs.
Look into grants and down payment assistance programs. Many states and localities offer programs that can help with the cost of a down payment or closing costs.
Don't be afraid to negotiate. When making an offer on a house, don't be afraid to negotiate on the price. The asking price is often just a starting point and the seller may be willing to come down on the price.

With enough already going on, trying to get around the area can feel daunting—especially in a large metropolis. With this in mind, it's vital for potential home buyers to become somewhat familiar with the roadways, highways, public transit availability, and access points surrounding the neighborhood in mind. What are commute times like? Are nearby roads noisy? Is it easy to get on and off freeways? What is traffic like getting into the city center or other destinations? Is public transportation available? The following information explores why knowing what's around a home transit-wise is important before signing a contract.
In Need of Public Transportation?
If public transit or access to a nearby airport is essential, the options can be explored easily online by checking the local transit authority or using a source like Google Maps. Inputting a general or specific address on mapping sites instantly shows nearby businesses, sites of interest, and public transportation options around the city.
While a large urban area might have multiple transit options such as subways or light rails, rural communities may offer none. Moderately sized communities typically offer some bus system, ridesharing, and cab options.
Consider Nearby Roadways
Getting around without stressful traffic or having to take roads far out of the way is important. Those who have lived in a medium to large-sized community know how essential it is to have access points, exits, and roadways proximal to the home.
Other aspects of living too close to major roadways include high noise levels from freeways or multilane passages through town. If this is the case, buyers may be able to negotiate with sellers on pricing. Whether having easy road access is important to the buyer, in the real estate world, homes can appreciate or depreciate in value due to proximity to transit availability and long drive times.
How Important Are Commute Times?
Believe it or not, some people don't mind a bit of an extended commute that lacks bumper-to-bumper traffic or involves public transit. However, others prefer to get to destinations fast and spend more time doing other things than using gas and putting miles on their vehicle.
Don't forget to consider fuel costs, auto insurance, wear and tear, additional vehicle maintenance, and the lost time that accompanies daily commutes. Buyers will consider commuting factors carefully to determine when deciding if a home is realistic for their commuting needs for work, school, entertainment, and local shopping habits.
Those planning to buy a home can explore the nearby roads using online services by typing in a starting and ending point and be directed to routes with their average drive times by the hour. Challenging commutes can impact the value of a home for certain buyers, and sellers should be ready to allow their real estate agents to negotiate terms accordingly.2021-03-17T15:10:00-07:002021-03-19T14:19:04-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:10705Identifying & Preventing 4 Common Home Safety HazardsLittle dangers can be found around the home or have the potential to pop up without any notice by the occupants. These common home hazards can be avoided or resolved with insight and a willingness to spend time on preventive maintenance and precautions. Here are a few potential home dangers that are often overlooked.
VOCs: Volatile Organic Compounds Abound in Homes
VOCs can't be seen or smelled, and they don't make their presence known. These compounds sneak into homes in the form of furnishings, plastics, paint, carpeting, and other common items in a dwelling. Over time, the VOCs will break down into a caustic gas that can negatively impact indoor air quality and result in respiratory problems, sinus conditions, sore throat, headaches, and other issues.
There are several no- and low-VOC paints and other products available on the market today. Homeowners or potential buyers will likely need to have a professional inspect installations like carpet and paint to determine the presence of VOCs. However, newer constructions tend to use only VOC-free or low-VOC products.
CO2 Poisoning
CO2 is odorless, clear, and tasteless, making it impossible to detect by senses alone. However, CO2 is on the decline due to greater public awareness and the availability of affordable detection devices.
CO2 detectors are often integrated into smoke alarm systems, and some can be connected to smart technology for even greater protection. Basic devices can be purchased for around $30. With smart systems costing more, auto alerts to owners and fire responders make them a solid investment in home safety.
Radon: Rarely Considered, But It's Likely in the Home
Another colorless, tasteless, and odorless gas that hardly gets much attention is radon, a naturally occurring gas that is present in most homes to some degree. Radon seeps into structures through wall joints, foundations, pipes, and other small openings that are often necessary for structural integrity and functionality.
Radon in small amounts isn't generally harmful, but higher levels of the gas are carcinogenic to animals and humans. There are at-home test kits readily available. If high levels are detected, mitigation efforts can be taken such as sealing foundation cracks or ramping up ventilation in affected areas.
Home Fire Hazards Are Often Forgotten
It is common knowledge that fireplaces, gas appliances, unextinguished candles and cigarettes, and ovens can be primary sources of home fires. However, there are also fire hazards in the home that many people never think about.
One of these fire starters is excessive dryer lint, which gets deeply embedded below and behind screens and should be cleaned routinely. Additionally, electrical outlet overloads are a huge source of home fires. Plugging too many things into one source or using old gadgets with fraying cords can be risky. Experts recommend unplugging unused devices when possible to prevent shortages, should power surges occur unexpectedly.
Get the Professionals to Help Identify Any Hidden Home Hazards
With these home safety hazards in mind, it may be wise for homeowners to call in an experienced home contractor or inspector to assist in identifying any unseen risks that threaten the wellbeing of occupants and guests.2021-03-03T13:55:00-07:002021-04-01T06:16:44-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:8760The 8 Best Activities for Kids in and Around Cedar City, UTThere's no shortage of fun kid-friendly activities in and around Cedar City, Utah. It is a large space that routinely hosts choirs, dance troupes, plays, classical music, and special seasonal performances.
The acoustics in the building are fantastic and offer a truly amazing audio and visual experience for attendees. Another perk of the Heritage Center Theater is that there is generous parking available in a garage adjacent to the facility.

Cedar City Children's Musical Theatre
The Cedar City Children's Musical Theatre is by far one of the best in town and gives children the chance to test their singing and acting skills at low or no cost. As a volunteer-led, non-profit theater, it provides a great opportunity for parents to get involved with their kids. However, volunteering isn't required for children to participate or learn here.
For an independent theater, attendees are blown away as the shows and productions get bigger and better every year. The children here are talented and passionate about each and every show. What's truly more impressive is the participants are only given two weeks to learn their roles, songs, and dances. By far, this is the best place to head for kids seeking to gain confidence and improve their singing and acting skills in a compassionate and nurturing environment.

Love Theater? Consider Making Cedar City, UT Your New Home
The western lifestyle here is alive, but that doesn't mean there aren't many exciting and modern activities to enjoy amid this vibrant community. Why not make a move and enjoy the perks of Cedar City?2021-02-22T13:15:00-07:002021-03-14T15:16:25-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:10375Smart Home Renovations That Offer High ROIThe innovation of what is known as the “internet of things” (IoT) has changed the way many devices in the world work—particularly smart devices and systems. While somewhat new, many agree that these tech advances are for the better.
Smart devices are easy to use, efficient, and convenient, making them highly desirable additions to any home. These benefits are what today's home buyers are looking for while also adding appeal to the home. The following six smart home renovations offer a high return on investment (ROI).
Smart Thermostats
When the programmable thermostat was introduced in the 1950s, it was an instant success with homeowners. However, they aren't the most reliable and can only be activated and turned off manually. Today, smart thermostats can be set to operate at certain temperatures at set times and can be controlled with the touch of a button from anywhere with an app-connected device.
This handy feature allows users to turn on the AC or heat just prior to returning home, so ideal temperatures await without having the HVAC system running all day. Reducing use of the system saves money, so the value is obvious.
Smart Door Locks and Intelligent Lighting
Fumbling around looking for keys and hiding spares outdoors presents a number of dangers to both people and the security of the home. Smart door locks are Bluetooth and/or Wi-Fi enabled devices that can connect with smart phones to recognize when a resident is at the door to automatically unlock it. They can be programmed to recognize family, employees, and others authorized to enter the home.
Energy Star estimates that lighting contributes to 12 percent of annual electric bills. However, smart lighting systems have sensors that allow users control over activation, including dimming features that can save on those expenses significantly. Outside lighting and motion detectors can also be connected for additional security and safety after dark. Lights can be turned off and on via the connected app, so residents never have to walk into a dark yard, home, or room.
Smart Smoke Detectors
The reality is that most homes have standard smoke detectors installed, but homeowners neglect to change the batteries or disconnect them due to the shrieking that might ensue when something smokes while cooking. Smart smoke detectors are far more intelligent than standard models in detecting actual smoke from a fire versus cooking smoke, making them very convenient in addition to being a life-saving device. Should the smart smoke detector go off, it will notify the smart device immediately. Some monitors can also detect air quality and carbon monoxide, and buyers like additions that keep their households safe.
Smart Sprinklers and Moisture Control
EPA experts claim that up to 50 percent of water waste is caused by inefficient irrigation systems. Smart sprinkler controls allow homeowners to preset timers to ensure that landscapes only get as much water as they need when they need it. These smart home additions program easily and will automatically make adjustments according to season and preset functions.
Water seepage into the home can cause damage that results in mold and mildew. Therefore, prevention is the smartest move, and smart moisture sensors have the ability to detect water that isn't necessarily visible to the eye and send a notification to the owner. Smart moisture sensors can also detect temperature and humidity changes that can affect home comfort levels and increase utility costs. Many buyers will pay more for preventive features such as this one.
Need Advice About Which Smart Home Tech Offers the Best ROI?
It's challenging to put a financial value beyond the savings that these efficient smart home upgrades bring due to the newness of the technology. However, the fact that buyers are actively seeking homes equipped with smart technology means that sellers can expect a higher home value. Ask a local real estate professional today about what their buyers are asking for, and use those recommendations to guide your upgrade and installation choices.2021-02-17T10:10:00-07:002021-02-22T09:19:52-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:9692The 3 Best Free Events and Activities in Cedar City, UTBoth residents and visitors revel in the natural beauty surrounding the community of Cedar City, Utah. Beyond remarkable monuments and national parks like Bryce Canyon and Zion, impressive slopes and historical sites, there are plenty of fun events and activities throughout the year that are free to attend. The following options are a few of the most beloved free activities in the Cedar City area.
Explore the Beauty and Events at The Dixie National Forest
The massive two-million-acre Dixie National Forest is teeming with sights and activities. In addition to educational activities and guided hikes, visitors can meander through their choice of 170 miles of parklands straddling the Colorado River and Great Basin divide. The scenery is as varied as it is breathtaking, with elevations ranging from 2,800 feet up to just over 11,000 feet on Boulder Mountain.
Red sandstone formations are present throughout the park and graced with steep gorges and river canyons that are a playground for bikers, hikers, horseback riders, and campers. Fishing is plentiful in the Colorado River and Navajo Lake. Cascade Falls and Hell's Backbone Bridge provide one-of-a-kind photograph opportunities. The park is ideal in winter for skiing, snowshoeing, and other snowbound activities. Entrance is free, but some activities may incur charges or require a permit.
Get Creative at "Character Sketches"
These free weekly classes are geared for adults only and can be taken in person at the Cedar City Library or on Facebook—so anyone can enjoy “Character Sketches.” There is no instruction or mentoring during events, but artists of all skills can join. The concept is that participants will view several gestural poses by live models dressed as characters, typically from literature.
However, the lineup and theme changes monthly and ranges from famous characters such as actors, musicians, and more. Then, the sketching and painting begins for a 45-minute session, and attendees will need to have their own supplies. For in-person sessions, registration is required via online booking or by calling the Cedar City library.

The good news is that home security systems have a good track record for deterring break-ins and securing the home. There are many options on the market at a range of price points, each with its own benefits and drawbacks.
Monitored Systems
Traditionally monitored systems worked by sending an alert to a call center or emergency responders when triggered. While this sort of system still exists, it is no longer the only option.
Monitored systems require the least interaction from the user. A help response can be triggered even when the homeowner is away and unaware of what is going on at the home.
Traditionally monitored systems are among the more expensive options available, as they typically involve an ongoing subscription. If a false alarm is triggered, it must be disabled with a phone call to keep authorities from arriving.
Self-monitored systems work over Wi-Fi and give real-time responses when the alarm is activated. Often, hidden cameras can be viewed through an app when the system is triggered. The homeowner can then, if necessary, call the authorities. These systems can often be easily installed by an individual. However, they typically require the homeowner to make a phone call to police. If the homeowner is not near their phone or in an area with no signal, they may miss an intruder.
Unmonitored Systems
Unmonitored systems work by setting off a loud alarm when triggered. These typically use motion detectors, glass-break sensors, and door and window sensors to detect potential intruders.
Unmonitored systems usually involve a one-time expense at installation. While these often provide enough of a deterrent, they may be less effective in areas where there are few or no neighbors nearby.
Wired Security Systems
Both monitored and unmonitored systems can be wired into the home through low-voltage wiring attached to an alarm panel. In this type of system, all entry points in the home are wired back to a main control panel. Motion detectors, glass-break sensors, and other security devices may be used.
Wired systems are highly reliable because they do not depend on radio frequencies to communicate. As long as the wiring is intact, they will continue to work. However, these systems are more expensive to install.
Wireless Security Systems
Wireless systems include all the same sensors and monitors as wired systems. The difference is that these communicate with the control panel through Wi-Fi.
Wireless security systems are inexpensive and easy to install. Most are simple DIY projects. Because there are no wires to interrupt, the system cannot be cut off the way a wired system can.
Because each component is wireless, these systems require batteries that must be regularly replaced or recharged to work.
No one security system will be the solution for every single homeowner. Many people opt for a mix of system types that meet their personal preferences and price points. By investigating the system types that are available and the pros and cons of each, homeowners can find the system that helps address their security needs and keeps their households more secure.2021-02-03T10:38:00-07:002021-06-16T06:26:36-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:8628The Top 5 Hotels in Cedar City, UTLocated nearby several popular national parks, ski resorts, and yearlong activities, Cedar City, UT is a great place to visit for adventures or a quiet getaway. People who find success in residential real estate can find high profits and even a new career. Some people who start in residential real estate eventually branch out into commercial real estate when they get comfortable with the industry. Others find their niche in residential real estate and stay there.
Whatever their ambitions, there's a lot that people will need to learn about residential real estate before they can get started. The following information provides a good overview of the way this type of real estate investment works.
For informational purposes only. Always consult with an attorney, tax, or financial advisor before proceeding with any real estate transaction.
Different Types of Residential Real Estate
Generally speaking, there are three types of real estate investment. These three types are so different from one another that anyone who wants to get their start with residential real estate investment can pick the best type for them.
Fix and Flip
Fix and flip properties are usually properties that have cosmetic or structural problems. The residential real estate investor buys the property, fixes it up quickly, and then sells it for a profit. People who enjoy fix and flip residential real estate investment are usually people who have a lot of DIY skills and knowledge of home repair and maintenance.
People who do not have a lot of knowledge of how to make home repairs may not find this type of residential real estate particularly rewarding or profitable, because it will involve hiring contractors, which takes away from profits.
Rental Property
Rental property real estate is a good type of investment for people who enjoy working with other people. Rental property real estate is a long-term type of investment, as tenants typically stay in their homes for years on end. For investors seeking regular income, rental property can be a great option. This is also a preferred option for people who inherit a home.
Renting a home isn't for everyone, as finding tenants and maintaining a rental property can be costly and time-consuming. For people who have the time to invest in finding a tenant and making home repairs, however, this is a good option.
Multi-Family Rental Property
A multi-family rental property can be more profitable than a single-family home rental property. One of the benefits of this type of rental property is that even if one tenant moves out, the property still brings in income as long as other units are still occupied. However, these types of buildings can be costly to maintain and buy. People who want to purchase this type of property must have the right amount of start-up capital to get started and make a down payment, and should also work with a property management company who can maintain the property sufficiently.
How to Get Started
There's a lot involved in getting started in real estate investment, and new investors won't want to be caught off-guard by the start-up steps and requirements. For anyone getting started in residential real estate investment, the following tips can help.
Do Your Research
It's important to do research before buying any kind of real estate investment property, and to find out whether a property will be viable for tenants or home buyers, how much money would be required to invest, and how much profit can be expected to turn over.
Have Start Up Capital
Many real estate investors don't start out with all the money to buy a property outright, but they still must have the money for a down payment. Home buyers who don't know how much they need to have on hand to buy a property should start by contacting lenders.
Residential investment properties require a bigger down payment than primary residences, so for home buyers who don't have enough money to buy a property outright, it's important to ensure they have enough money to make the down payment and get the loan.
Start Small
It's important to learn how to make residential real estate investment work on a small scale before investing on a large scale. For beginning investors, it's important to start with an affordable house and move up from there. This is one way to avoid big losses.
Align Yourself With Industry Professionals
No matter what someone's goals are for residential real estate investment, it's important they align themselves with industry professionals who can help along the way. Investors should find a good real estate agent who can help them evaluate properties, and also help negotiate the best price.
It's also important for investors to find a good lender who can help them get the best interest rates and the best deals for loans. Working with reliable industry professionals can help investors find success in their real estate investment endeavors.

Though they may cost more money to purchase up front, they also save homeowners money in the long run. Sustainable building materials are worth more than standard building materials, can help reduce a home's utility bills, and can reduce wear and tear on appliances, such as a home's HVAC system, by improving a home's energy efficiency.
Those planning to build an eco-friendly home sometime in the coming year will find that they have many materials to choose from. Deciding which materials are best can be difficult, however. Below are some of the best materials for modern, eco-friendly homes.
Cork Flooring
Cork flooring is made from the bark of a cork oak tree. The bark can be harvested every nine years or so. A harvest can happen several times in the lifetime of the tree without killing the tree, so it's far more sustainable than wood flooring. Cork flooring can be installed in bedrooms, living rooms, dining rooms, and even kitchens, if it's properly sealed.
Many homeowners like cork flooring because of its beauty and warmth, its relatively soft surface, and its interesting textures. Those installing cork flooring in their home should make sure their contractor has worked with cork before and knows how to seal it properly, especially if installing it in high-moisture areas of the home.
Heat Pump
Heat pumps are designed to be incredibly energy efficient when compared to other forms of residential heating. These devices are also preferred by homeowners because they're an all-in-one unit that handles the home's cooling and heating at the same time. This makes the home's temperature system simpler to maintain because there's only one device to keep in working order, rather than two—and it can do a conventional heater's job for as little as a quarter of the cost.
Wool Insulation
Wool insulation is much better for the environment than many synthetic types of insulation. In addition to being natural and biodegradable, wool insulation is also flame-resistant and mold-resistant. It's as good an insulator as many other more traditional forms of insulation. Like with cork flooring, it's important to work with a builder who knows how to properly install wool insulation. Improper installation of any insulation can lead to moisture buildup in the home and other problems.
Smart Thermostat
Smart thermostats only came onto the market within the last several years, but since their first appearance in residential homes, they've made a big splash on the residential scene. These thermostats are energy efficient in a variety of ways. First, they're fully programmable, which means they can be programmed to maintain the most energy-efficient temperatures in the home. Second, over time, smart thermostats can "learn" things, like when a homeowner goes to sleep, when they wake, when they're out, and when they're coming home.
Having this information allows the smart thermostat to adjust the temperature to more energy-efficient settings when the homeowner isn't around, or when they're asleep. This helps prevent wear and tear on the HVAC system, and also prevents the homeowner from spending a lot of time determining the temperature of the house.
Bamboo
Bamboo flooring is a hardwood substitute. It looks like hardwood, performs a lot like hardwood, but it's actually a grass. It can be grown in less than a decade, versus the many decades that some species of hardwood can take.
Bamboo is swiftly becoming a preferred flooring material for homeowners, but it's important to be choosy when trying to select the right type of bamboo. Less-expensive types of bamboo can be short-lived, difficult (or impossible) to refinish, and may not perform as well as the higher-end types of bamboo.
Homeowners who don't know which type of bamboo is best should consult with their contractor to get more input about various types and brands. A good builder can help the homeowner select the right kind for their home.
Hire an Architect and Builder With Experience
Knowing which sustainable materials to use is just one of the many challenges when building a home. It's also very important to hire a contractor, builder, or architect with experience, including these materials in new construction homes.
When hiring a contractor or builder to build a new home, people should ask to see a portfolio that puts on display their chosen contractor's ability to work with eco-friendly materials. Additionally, people should speak with the contractor's references that can attest to the contractor's skill with these materials. Vetting a builder and an architect can help ensure that homes will be built skillfully and soundly so that homes will stand the test of time and be worth more if the homeowner ever decides to sell.2020-12-02T09:47:00-07:002021-04-06T13:36:36-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:8316The Top 4 Parks in Cedar City, UTThe community of Cedar City, Utah, offers unique opportunities to explore incredible beauty in nature and enjoy outdoor recreation. Due to the rise in popularity, these home improvement projects come with a rather high return on investment, or ROI. If homeowners are looking to sell soon, they can benefit from making the residence more energy efficient than ever with the following high-ROI upgrades.
Energy Efficient Upgrade #1: Seals
It's often surprising how much heat transfer can occur through the gaps and cracks around windows, doors, and the like. Although weatherproofing seals and caulk should block those gaps and keep heat transfer to a minimum, those materials wear out over time.
As that occurs, more drafts will start to flow through the house, causing the heat or AC to be on more often. Replacing those elements also makes the home look better, too. Therefore, caulk and seal replacement can easily pay for itself several times over.
Energy Efficient Upgrade #2: Energy-Star Certified Windows
Old single-pane windows let up to 20% of heat flow straight out of homes, no matter how much caulk is applied around the outside. Although replacing those windows with double-pane units can help, that's not the most effective option.
Instead, homeowners can get the most for their money by going with Energy-Star certified windows. When all the windows in the house are replaced with those units, it's possible to reduce energy expenses by up to $465 per year. Because the new windows also make the house look amazing, they offer a ROI of 78 percent.
Energy Efficient Upgrade #3: Steel Doors
Depending on their material, doors allow a lot of heat transfer to occur, reducing the energy efficiency of a home. Thin wooden doors are the worst offenders, followed by vinyl units that lack adequate insulation in the center.
Homeowners can enjoy a return of 100 percent by replacing all of their low-quality exterior doors with steel doors instead. In addition to being highly energy efficient, these doors look great, too, which helps increase curb appeal and brings more interested buyers to the property as soon as it hits the market.
Energy Efficient Upgrade #4: Insulation
More than 90 percent of homes do not have enough insulation to block heat transfer through the summer and winter months. Because standards have changed considerably through the years, older homes are the worst culprits.
Unless homeowners have a new construction home, they can rest assured that their residence could benefit from an insulation upgrade. If they move ahead with this project, they are sure to get their money's worth. Insulation replacement provides a return on investment of 117 percent, plus looks spectacular in for-sale ads.
Energy Efficient Upgrade #5: Solar Panels
Depending on the climate in their area, homeowners can potentially pull their residence off the power grid by installing solar panels. These energy-efficient devices convert sunlight into electricity that powers the entire household. In some areas, it's even possible to make enough energy to feed back into the grid and receive a credit back.
No matter how much energy the panels produce, they are a big selling point and offer an excellent return on investment. In fact, the panels can increase the value of the home by up to $15,000, often offsetting their entire cost. They also help the home sell much faster at or above its asking price.
If homeowners decide to stay in their home after all, the solar panels will pay for themselves within about 10 years. After that, the energy savings are just icing on the cake.
Energy Efficient Upgrade #6: Tankless Water Heater
Conventional water heaters store up to 50 gallons of water and heat up the entire tank any time someone turns on the hot water. A lot of energy is wasted as a result, leaving homeowners footing the bill for no reason at all. Tankless water heaters solve all that by only heating up water as it's needed.
Although they are expensive to install, tankless water heaters provide a solid return on investment. When selling, homeowners can expect to get back much more than they paid for the system. Many homebuyers are easily won over by a tankless system, because it promises to save them a lot of money in the future.
Energy Efficient Upgrade #7: Heat Pump
A heat pump can cool and warm up a living space using the magic of heat transfer to get the job done. Although this system uses electricity to operate, its ability to move and convert heat greatly improves the efficiency of that power source.
In fact, unlike other electric HVAC systems, heat pumps offer triple the efficiency and provide a fantastic return, too. Homebuyers are much more likely to gravitate toward homes with heating and cooling from heat pumps than other systems. Homeowners can expect to get at least 50 percent ROI as well, making it well worth the expense.
By completing each one of these projects, homeowners can steadily improve the energy efficiency of their homes. Even just doing one or two can make a noticeable difference and provide that solid return they seek.2020-11-18T10:20:00-07:002020-11-19T09:38:57-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:8182The 3 Best Ice Cream Shops in Cedar City, UTThere's nothing quite as satisfying as ice cream when craving a sweet treat. This Timeline Can Help With the Moving Process" width="475" />Moving is such a big project that many people take months to get ready for the event. Those moving sometime in the next year should get started early. Knowing what to do and when, and taking an organized approach to their move, can help make the process easier overall for most people.
One Year to Six Months Before a Move
Homeowners tend to build up a lot of things in their garage, attic, and basement. These items can make moving more expensive and more difficult. Many homes have things in them that the homeowner doesn't need. Therefore, decluttering before someone's upcoming relocation can help make their move easier and more affordable.
Decluttering is an involved process that usually involves people throwing away or recycling what is no longer useful, and donating or selling what still has value. They can:
Hold a garage sale to make the decluttering process profitable
Donate whatever doesn't sell in the garage sale
At this time, it's also helpful to start gathering moving supplies like cardboard boxes, permanent markers, and packing tape.
Priorities
Declutter
Gather moving supplies
Four Months Before a Move
Four months before the move begins, it's time for homeowners to start packing seasonal items and items that aren't needed very often. Out-of-season clothes, holiday decorations, and sentimental items are examples of the types of things that should be packed up four months before the relocation takes place.
Priorities
Pack seasonal items
Pack items that aren't often needed
Two Months Before a Move
Two months before it's time to move, homeowners should start packing everything (not just seasonal items). When packing, it's important to label boxes on all sides. Some homeowners make the labeling process easier by using colored stickers to indicate where in the house the box is supposed to go.
For example, blue stickers might indicate that a box is intended for the kitchen, while white stickers might indicate that a box is intended for the living room. Placing stickers on a box is faster than writing "kitchen" or "living room" over and over again, so people can use stickers as needed to keep boxes organized.
Two months before a move is also the right time for people to find a moving company. Moving companies tend to book up at the busiest times of year, so people who are planning to move sometime in the late spring through the end of the summer should find a moving company as early as possible.
Contact a homeowners insurance agent to set up homeowners insurance for your new home.
Priorities
Pack everything
Find a moving company
Talk to a homeowners insurance agent
Two Weeks Before a Move
When there are two weeks left before the move is going to take place, people should contact their utility companies to cancel services at their old home and turn on services at their new house. This is also a good time for people to re-confirm with their movers who may have been booked months ago.
Finally, it's also a good time to pack a go-bag. This bag should include things like medicines, toothbrush and toothpaste, shampoo, and other important items to be used on the first few nights in the house. The go-bag must be kept separate from the items in boxes, to ensure people can find these items when they're needed.
Priorities
Transfer utilities
Confirm with movers
Pack a go bag

The potential buyer will secure financing, tour homes, and decide on one based on many of the same factors that determine which is the right existing home for them. However, there are a few qualities that distinguish existing construction from new construction homes. Understanding the different opportunities, as well as any potential pitfalls, can help buyers make an informed decision.
For informational purposes only. Always consult with a licensed real estate professional before proceeding with any real estate transaction.
Get a New Construction Home Guarantee
In many cases, people who are buying new construction homes are buying homes that do not exist yet. They will tour model homes and then commit to buy a specific home design on a specific lot.
Because of this, it is vital to ensure that every detail about the home is clearly stated in writing. Buyers will want a guaranteed completion date in order to ensure a smooth transition from their current home to their new one. A warranty is also important in order to cover any potential defects. Warranties vary from builder to builder, so buyers should make sure they understand what is covered and what is not. In some cases, buyers can negotiate for additional provisions that are important to them.
Research the Builder
In many areas, homes are in such high demand that builders cannot have them ready fast enough. Buyers should research the builder of each development they are interested in to make sure they have good experience and a great track record. It's also a good idea for buyers to talk directly with the builder and ask a lot of questions, including the amenities and features they want as well as questions about the future of the development.
Consider Creative Negotiation Points
Often, when people think of negotiation, they think solely in terms of price. Depending on the area where a potential homeowner is looking, they may not be able to get the cost to drop. In high-demand areas, there are often a number of people willing to pay full price for new homes as quickly as builders can have them on the market.
This does not, however, mean that all is lost. A good negotiator looks for other areas where they can get something more for their dollar. In the case of new construction, this can often mean negotiating for upgrades.
New Construction Homes Still Need Inspections
Even trained professionals can make mistakes. A home inspector can reveal errors or things that the builder may have forgotten to do during construction. By having someone look over the home with a trained eye, buyers can help avoid potentially costly issues later on. A home inspection may also be required by the lender before they will sign off on a loan.
Ask About the Future of the Neighborhood
What a community looks like during early construction may not be what it winds up being like years down the road. Ask about planned amenities and other factors when deciding on a home, such as if natural features like nearby woods will be preserved, or if there are areas that have been marked for future development.
As with any home purchase, research is the key to a good experience. Potential buyers should have a clear idea what they want in a home and what their price range is when they begin looking. By taking advantage of some features unique to the new construction buying experience, future homeowners can be sure that they are getting the house that they want in an area they will be happy to call home.

If that's all a borrower knows about the loan, they might consider a different option. However, the actual details behind these mortgages are more complicated. Those who want to understand conventional mortgages should keep the following in mind before they either apply for one or rule it out entirely.
For informational purposes only. Always consult with a licensed mortgage or home loan professional before proceeding with any real estate transaction.
Lenders Have Fewer Options
A government home loan is not one that's granted directly by the government; it's one that's backed by the government. For example, if the borrower can't pay back the loan, the government will pick up the rest of the funds. The more protected a lender is, the more likely they are to extend those protections to their borrowers.
This is why conventional mortgages are not as lenient as VA, USDA, or FHA home loans. When there's no guarantee on the loan, the lender has to ensure they have contingency plans against a potential default.
PMI Applies to Conventional Loans
Private Mortgage Insurance (PMI) is a type of insurance policy that will cover a lender's cost if a homeowner can't pay their mortgage. The lender can sell the property if forced to repossess the home in a short sale or foreclosure, but they'll still have to pay a real estate agent to sell the home, an auctioneer to organize an auction, etc.
The buyer will pay for this policy even though it doesn't actively benefit them, and this cost gets added into the monthly home payments. The perk of a conventional loan is that PMI costs generally disappear after a homeowner has reached 20% equity in their home.
Credit Scores Matter
Credit scores are going to be checked regardless of which loan a borrower gets. However, the standards for conventional loans tend to be higher, regardless of whether it's a straight score or a debt-to-income (DTI) ratio. The actual limits are imposed by the lender, but tend to be at least 640 for a credit score and less than 50% for a DTI.
In the past, a borrower would also have to come up with a substantial down payment alongside the rest of the requirements, but the rules have changed to allow some conventional mortgages a chance against FHA loans. However, for a borrower to get the best rates and terms, they should have excellent financial health.
Loan Rates Will Vary
Variable rates are not specific to conventional mortgages, but interest rates have a tendency to shift. This means that a hopeful home buyer might check for a conventional home rate in the morning, only to find it's changed in the afternoon. Therefore, it is important for borrowers to keep that in mind while shopping around.
Fixed-Rate Mortgages Are Recommended
Adjustable-rate mortgages start off with low rates for a reason: the lender is essentially making room in the event that the rates will go up. Many buyers who plan to keep their home for a few decades tend to choose fixed-rate mortgages, so they can be assured of their mortgage payment every month. (There's always a possibility to refinance if a much lower rate comes along.)
Nonconforming vs. Conforming Loans
There are two main types of loans that every borrower should know:
Conforming loans: These loans fit the recommendations of government-controlled Fannie Mae and Freddie Mac.
Non-conforming loans: Any loan that falls outside these standards is known as a non-conforming loan. These loans are more likely to be given to those with a bankruptcy on file or those with large debts that still need to be paid off.
The definition of a conforming loan will be different in every area and will have different limits. Conforming loans will generally have more reasonable terms than a nonconforming loan will.
From nonconforming conventional loans to FHAs to ARMs, there are many home loan options available on the market today. The variety can become overwhelming to even the most organized of buyers, which is part of the reason why it's important to have the basics down before getting started.

Before visiting, take some time to learn about the area's unique past and how it informs this vibrant destination's present.
Cedar City's Ancient History
People have lived in and traveled through the area that would become Cedar City since prehistoric times. Visitors can still see rock art found in Parowan Gap and Fremont that dates back to 1300 A.D. The art was created by people who lived in the area and by people passing through.
Cedar City's First Settlers
It wasn't until 1851 that pioneers created a permanent settlement. Located just 10 miles from rich iron deposits in one direction and coal deposits 10 miles in the other, the settlement was the perfect location for an iron works. A group of 35 came from Parowan, which is located 20 miles north of Cedar City.
The iron company's wagons were used as makeshift shelters while the group built log cabins along the north bank of Coal Creek. They named the town for the many trees in the area, which were junipers that the newcomers mistook for cedar.
As houses were completed, families from Parowan were brought to a new settlement. In 1855, a new site that was closer to the iron producers' blast furnace and protected from the Coal Creek flood plain was established, and it remains the permanent site of Cedar City today.
A furnace operated in the area for three years, producing around 25 tons of iron made with iron ore deposits in the area. While the iron works themselves closed down in 1858, iron mining continued in the area into the 1980s.
Gateway to the Parks
In 1923, the railroad came to Cedar City, making the city a natural stop for tourists on their way to explore Utah's national parks. Thus, tourism joined mining as a valuable part of Cedar City's economy. With a location an hour from Zion, 90 minutes from Bryce Canyon and three hours from Capitol Reef, visitors could set up camp in Cedar City and enjoy a different national park every day.
Cedar City also became a destination for students early in the 20th century. A branch of the State Normal School was founded there in 1897 and became a branch of the Utah State Agricultural College of Logan in 1913. In 1968, elementary and secondary education majors were added, and the school was transformed to a four-year college. It became a university in 1991 and now has an enrollment of 7,000 students.
Cedar City Today
The many festivals hosted in the scenic locale gives rise to one of the city's nicknames, Festival City, USA. Each summer, athletes from fifty different sports come to Cedar City to compete in the Utah Summer Games. The award-winning Utah Shakespearean Festival attracts performers from all over the United States.
Other festivals held in Cedar City throughout the year include the Neil Simon Festival, the Groovefest American Music Festival, and The Great American Stampede. There are festivals for interests that range from music to food to film to classic cars.
With the area's natural beauty and cultural attractions, Cedar City continues to be a vibrant destination and a beautiful, historic place to live.2020-09-24T12:53:00-07:002020-10-02T12:15:48-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:7530Everything You Need To Know About Selling Your House in the Fall
Are you thinking of selling your home in the fall season? This may not be as crazy an idea as some may try to tell you. It is true that spring is, and will always be, the prime season for selling a home. But it doesn't mean that you can't get a great deal for selling your house during the fall season.

Fall Season Shoppers May Be More Ready to Buy a Home
There are a number of reasons why people may be looking for a new home during the fall season. If this is the case, they are not likely to be overly concerned about whether or not they are shopping for a home during the offseason. What matters to them is whether or not they are going to get a good deal.

Likewise, if you are selling in the fall, you probably have a good reason for doing so. And you will be happy to learn that many people who choose to become home buyers during this season are more serious than the average buyer. This means that you may be more likely to get a guaranteed sale during this season than any other.

It's also true that the more active and more desirable your local home market is, the less likely it is to be affected by a change of seasons. If you live in the right kind of neighborhood, the chances of selling your house will be as good in the spring or winter as they will during the summer or fall season.

The Trick to Selling Your Home is to Move Fast
Your chances of being able to offload your home during the fall season will be vastly improved if you make the choice to move as quickly as possible. This means getting the home listed, properly photographed, and exposed to the maximum degree on all available local listings as well as the world wide web.

Keep in mind that if you are selling in the fall, you will only have a limited window of opportunity to work within. You want to get your home quickly listed and shown to as many people as possible before the winter season -- and winter weather -- starts in earnest. The faster you move, the faster you can move to avoid the winter slowdown.

You'll Need to Make the Best Use of Online Advertising
One of the best things you can make use of in order to sell your home quickly is the web. This is the place where you can set up accounts on places like Zillow and many similar sites. There are also plenty of places on Facebook where you can advertise your home. The more of these you list on, the sooner you will sell your property.

Your real estate agent will help you in this matter by including your home in a special series of listings on the web. This is valuable exposure that will vastly increase the number of people who are able to see your home. From there, you can begin to plan to meet with these people in person in order to negotiate a possible deal.

Make Sure to Hire the Services of a Real Estate Agent
There are times of the year when you may well be able to sell your home all on your own with no help from a professional real estate agency. Some properties just tend to sell themselves during any time of the year. However, in most cases, especially in the fall season, you'll be better getting help from a real estate pro.

The reason why is simple enough. Unless you have a long history of experience selling homes by yourself, you probably just don't have the skills that are needed to pull off this deal. When you consider that things are very likely to be even more complex in the offseason, it's best to simply avoid the headaches by leaving things to the pros.

Make Sure That Your Home is Priced to Sell Quickly
When it comes to selling in the fall, the ultimate thing to keep in mind is that you need to price your home accordingly. Since you are not selling your house during the peak real estate buying season, it's not as likely that you will have multiple offers to choose from. You will likely only have a handful.

Since this is the case, you need to set your final sale price at a level that is profitable to you while still being enticing to a prospective buyer. There will be no room for long, protracted negotiations so make sure you set a price you can live with. This will ensure that a deal can be sealed and your home can quickly be sold.2020-09-18T07:35:00-07:002020-09-19T19:20:48-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:75875 Things to Know About Capital Gains and Your Home SaleCapital gains are a specific type of tax that was created for any asset that has appreciated. Learn more about when capital gains apply to a home sale, what the rates are, and how to potentially avoid or defer paying the taxes.
For informational purposes only. Always consult with an attorney, tax, or financial advisor before proceeding with any real estate transaction.
Capital Gains Are Progressive
Capital gains are viewed as income to the homeowner. Here are the standard numbers to know:
If the seller makes under $39,375 per year, capital gains do not apply.
If the seller makes between $39,375 and $434,550, the tax rate is 15%.
If the seller makes more than $434,550, the tax rate is 20%.
However, these numbers change regularly to account for general salary inflation, so it's important for a homeowner to determine their bracket.
Deduction Rules
If a seller has owned their property for at least five years and lived in it for at least two years, they are allowed to deduct up to $250,000 from the profits of their home sale. This rule is per owner, meaning a married couple who both own the home could deduct up to $500,000.
For those renting out their home, the time limits do not have to be consecutive. For example, it would be possible for the homeowners to live in the home for the first year, rent it out for three years, and then live in it for the final year before selling the property.
Seller Deductions
If capital gains do apply to the home sale, it is possible to deduct certain expenses. This can be any costs related to either the sale itself or any major upkeep involved in the home. However, these expenses aren't always clear, so it's recommended for homeowners to have a real estate expert review what is and isn't eligible.
Standard itemized deductions include closing costs, staging fees, and home renovations. It may even be possible to deduct sale costs related to the original purchase of the property. The deductions effectively lower the sale price of the home, bringing it closer in line to the original purchase price.
Depreciation vs. Capital Gains
Depreciation and capital gains are opposite forces for the homeowner if they choose to rent the property. The more depreciation a homeowner claims, the lower the value of the property.
Can Sellers Avoid Capital Gains?
There's one way for homeowners to avoid paying capital gains entirely, but it's only by canceling them out through capital losses. For example, if a homeowner has two properties, one that is increasing in value and one decreasing in value, it may make sense for them to sell both properties at the same time and deduct the capital losses from the capital gains.
Additionally, in the case of a second property gaining value and a primary home losing value, the homeowner can consider selling the primary home and moving into the second house for at least two years, so the deductions apply to the new primary residence.
Finally, a homeowner can consider a 1031 exchange, where they buy a property similar in value to the property they just sold. In this case, this process is considered a deferment, as the homeowner will eventually need to pay if their new home appreciates. This exchange is a complicated process that should be completed by a professional.
Capital gains will be different for every property sale. In the case of a primary home, the gains are unlikely to be a major consideration for many homeowners. In other sales, it can potentially cost about 20% of the home sale profits. Even when capital gains do apply, there are several options available to sellers that can make it easier for them to make a smarter financial decision.

One of the biggest sources of aggravation when selling a home is the lack of offers. You have worked hard to get your home into presentable shape. You've labored to restore and paint and make it ready for the market. The trick now is to make sure enough people know about the fact that it is ready to sell. So why don't they?

The reasons why your home is slow to move may be many. In this article, we'll have a look at some of the changes you can make. These are little things that you can do in order to make sure that your home will sell in a timely manner. The more of these moves you make, the faster you will able to claim a successful home sale.

If You Haven't Renovated Your Home, Do So Now
If you haven't made a series of timely upgrades to your property, now is very much the time for you to do so. You don't need to break the bank in order to bring your home up to speed. It's actually a series of small changes that will bring the biggest upgrade in resale value for your property. You just need to be judicious in your choices.

Start slowly by fixing up a few glaring but minuscule details. For example, be sure to change out the faucets in your bathroom and kitchen. If the towel rack is broken, get a new one. If the tiles are dirty, give them a good cleaning or buy new ones. If the tub has a nasty ring around it, give it a thorough scrubbing.

These little details matter more than you think. A fresh coat of paint applied to your kitchen or the side of your home shows a prospective buyer that the house is being well taken care of by its present owner. This sets the stage for a very good first impression that you may well soon be able to cash in on.

Make Sure That Your Home Gets the Widest Exposure
The next move you should make when selling your home is to see that your property gets the widest possible level of exposure. This is the true key to getting multiple offers. The higher the number of people that see that your home is being offered for sale, the more responses and offers you will be likely to receive.

The best way to ensure that your home gets a wide level of exposure is to make sure that you sign up for all of the major real estate sites a la Zillow and the like. Also, check out many local real estate listings pages on places like Facebook. You can even link to a video tour of your home that you can upload to YouTube or Daily Motion.

Make Sure to Localize Your Home Advertising
You can help speed up the sale of your home and prime yourself for getting multiple offers by making sure that your property is listed locally. This means doing a bit of research into local SEO. When you know the most popular and relevant search terms for your area, you can use them to get your content higher up in the search rankings.

This will make a huge difference when it comes to selling your home in a fast and profitable manner. If you know that people in your area are doing searches for "Bucks County, Ohio townhomes" and you happen to own one, this is the perfect SEO to include in your content. It will be the key to getting multiple offers for your home.

Try to Sell Your Home During the Peak Season
Another important factor to keep in mind is the time at which you sell your home. The peak season for doing so is in the spring. You can sell your home at any time of the year. However, if you want to field multiple offers, spring is the most reliable selling time.

You Will Need to Hire a Professional Real Estate Agency
Unless you have many years' worth of experience in the real estate industry yourself, you are probably best off leaving this type of work to an expert. There is so much involved that it can be easy to lose sight of even some of the most essential details. Instead of risking the loss of an easy home sale, it's best to delegate this job.

Listing your home in all of the local real estate listings, both offline and on, is the key to getting a series of attractive multiple home offers. The sooner you let the experts work their magic on your behalf, the sooner you can look forward to a home sale that makes you a very comfortable profit.2020-08-30T19:29:00-07:002020-09-08T05:06:37-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:7373How to Boost Your Home's Curb AppealIf the outside of your house doesn't say "welcome", what's inside may not get even a quick glance from a prospective buyer. One of the best ways to boost the chances of a home sale is to boost your home's curb appeal.
How to Add Curb Appeal to Your Home
Create a welcoming path to the front door
Focus on the door itself
Provide adequate lighting
Landscape with potted plants or seasonal flowers
Add some color
Keep the grass mowed, and trim trees and shrubbery
Assure the yard, driveway and sidewalk are clean and debris-free
Enlist the Help of Friends or Family
Start by discovering what you like about other homes in your neighborhood. Then, look at your own home with a fresh set of eyes, both during daylight hours and at night. Ask friends and family to do the same, and listen to their reactions. Then, focus on specifics:
Is your mailbox located at the curb or on your front porch? Are address numbers large enough to be read easily from the street? Are they visible at night?
Is there stylish, attractive lighting to guide a visitor to the door? Inexpensive solar lights are a perfect way to light the pathway at night, and they can cast wonderful shadows on the ground to add interest.
Are there cracks in the sidewalk or stains on the driveway? Do trees and plants look healthy, and are they well-trimmed with no dead branches or brown leaves?
Is the front door welcoming? Is the entry lock clean and polished? Does it complement your home's architectural style? Is there something colorful at the entry? Use potted plants, a bright doormat, a whimsical small sculpture, a welcome sign or door wreath.
What about the garage door? Could it use a fresh coat of paint?
Do you have a front porch large enough for a bench or a pair of chairs?
Are the front windows sparkling clean? Are blinds or drapes kept partially open during the day?
Take Pictures
If you are preparing your house for sale, snap photographs of your front yard at different hours. Then, study the photographs, as the camera captures things that you might not even notice on a daily basis. If what you view in the photo doesn't please you, try adding something different. Experiment until you can confidently say that you would like to see the inside of your house, based on its curb appeal. 2020-08-20T05:15:00-07:002020-08-20T06:45:23-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:734310 Recipes to Make For A Labor Day Cookout

Mango Salsa
Everyone has had the traditional tortilla chips and salsa before, but if you’re wanting to take your appetizer game to the next level, consider making a salsa that is loaded down with avocados, strawberries, and of course, mangos.
Avocado Dip
Speaking of avocados, you can find a recipe that only takes five ingredients and five minutes to make. That gives you plenty of time for another round of cornhole, ladder ball, or your favorite cookout game.
Elote Corn
Sometimes referred to as Mexican Street Corn, this corn on the cob option takes the staple dish and elevates it. Charring the sweet corn over an open flame and incorporating some flavor-increasing spices leaves your guests wanting more.
Herbed Red Potato Salad
People have been eating potato salad at cookouts since the caveman invited his neighbors over to grill a saber-toothed tiger. Ok, maybe not that long, but you get the point. This recipe takes the standard potato salad, removes the mayo, and adds herb and olive oil dressing. Crowd pleaser!
Grilled Lemon Garlic Shrimp
You didn’t invite your friends and family over so they could hang out with each other while you stand over a hot grill the whole time with only your sweat to keep you company. This recipe is a quick, easy fix that takes juicy shrimp to a whole new level. Simply soak the shrimp in a pre-made sauce of butter, garlic, and lemon juice and put them on the grill and they’ll be done in minutes.
Oven-Fried Chicken Sliders with Jalapeno Cheddar Corn Slaw and Crispy Onions
If the name of this entre didn’t make your mouth water, the fact that all the components can be made before the party should seal the deal for you. The chicken, slaw, and onions can all be made before your guests arrive. That means all you have to do is crisp your bread and this meal is ready to go.
Honey BBQ Chicken Skewers
Everything is better on a stick! There’s no fancy recipe involved here, as you can use honey BBQ sauce out of a bottle or make your own concoction. Simply marinate your chicken in the sauce, get them on your skewers and put them on the grill. When they come off, you can add whatever sort of garnish you prefer and feed the guests.

Slow Cooker Pineapple Pulled Pork Tacos
We’ve already established you don’t want to spend the entire cookout manning the grill. Anything you can have cued up and ready to go before the games start at the cookout is a win. Labor Day in Cedar City is plenty warm enough, so you don’t want to spend more time on the grill than you have to. Get your pork ready in the slow cooker and let your guests build their own tacos.
Smores Ice Cream Sandwiches
Once the appetizers, the sides, and the entrees are all eaten, fingers have been licked clean and everyone is about to pop, it’s time for dessert! Everyone loves a good smore, but nobody wants to build a campfire in the heat. Consider combining the outdoor favorite with an ice cream sandwich for a sweet treat.
Huli Huli Chicken
If you're going for a more tropical theme for your end of summer bash, consider grilling your chicken after it marinades in a sauce of your choice before serving it up on a bed of grilled pineapple slices.
Pineapple Bun Burgers
Keeping with that tropical theme, help cut down on the carb count while keeping the Hawaiian style menu at center stage. These sliders take a classic cookout staple and trade in the starchy buns for slices of pineapple that provide a sweet contrast to your savory burger.

The goal of your cookout is to establish your party as the one that people want to be at every year. If you incorporate some of these upgraded recipes into your menu, your friends and family will leave your house looking forward to next year’s cookout before they go back to work on Tuesday.2020-08-17T10:12:00-07:002020-08-23T17:24:11-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:7314Healthcare Options in Cedar City, UTIt is important for everyone to know just where to go for medical care in Cedar City, Utah. Across this city, there are many top-notch medical centers offering primary, urgent, and emergency care. Each health facility offers a different type of support to best serve the needs of residents and visitors alike. Here's a look at the different options and when to go to each one.
Primary Care
Residents have dozens of primary care doctors they can visit at a variety of Utah healthcare centers. Many of these physicians work under the same roof at several medical clinics in the city center, though there are a few with their own practices.
Primary care doctors treat a wide range of acute medical problems and injuries, including flus, sprains, and infections. They can also help manage chronic medical conditions of all kinds, referring out their patients to specialists as needed for additional support.
Urgent Care
Residents only have one urgent care clinic in their immediate area called Cedar City InstaCare. They are open late and on weekends to assess and treat illnesses and injuries that require prompt attention but are not severe enough for an emergency room visit.
The most common conditions treated at this clinic includes:
Ear infections
High fevers
Lacerations
Burns
Minor fractures
Rashes
Dehydration
Upon arriving at this clinic, patients will talk with the nurse to verify they are in the right place. If their condition is more severe than they realize, the nurse will send them over to a nearby emergency department.
Emergency Rooms
Residents only have one emergency room nearby as well. If they call an ambulance for a serious injury or medical condition, they will likely arrive at the Cedar City Hospital emergency department. This department serves residents 24 hours a day, seven days as week, offering treatment for all types of health problems and injuries.
Specializing in stabilizing patients and determining the level of care they need, this emergency department then provides the appropriate treatment. If the issue goes beyond their expertise, they may transport the patient to another Utah healthcare center that is better equipped to handle it. Otherwise, patients are admitted to the hospital or stabilized and referred out to a specialist or instructed to follow up with their primary care doctor.
Hospitals
When patients are referred out to specialists, they will likely need to see them at the Intermountain Cedar City Hospital. Most specialists have their own clinic on the hospital campus, so they can care for people who are admitted to the hospital. They also take appointments on an outpatient basis to ensure the proper continuum of care for all their patients.
Specialists work closely with primary care doctors to best manage their patients' illnesses and injuries. Once patients reach an ideal point in their recovery, specialists may have primary care physicians take over the management process. Patients may still follow up with their specialists on a yearly basis, if not more often, or return if the issue worsens once again.
By understanding where to find medical care in Cedar City, Utah, everyone can stay on top of their health. Then, they can reach out to the appropriate healthcare facilities as needed for acute injuries, chronic health conditions, and other concerns.2020-08-13T04:46:00-07:002020-08-13T05:49:22-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:723010 Things You Probably Never Knew About Utah

What You Need to KnowFor many potential home buyers, the down payment is the biggest obstacle standing in the way of buying a home. Without money for a down payment, many home buyers assume they would not be able to make a purchase. However, this is not always the case, as some home loans do not require a down payment. Other home loans require significantly less than the 20% that a conventional loan may require. If you're a home buyer who is having trouble saving the money to buy a home, here's what you need to know.
For informational purposes only. Always consult with a licensed mortgage or home loan professional before proceeding with any real estate transaction.
How Much Is a Down Payment On a House?
Many conventional loans require homeowners to put down 20% of the purchase price in order to borrow money to pay for a house. Conventional loans that allow home buyers to put down less than 20% may require the home buyer to pay mortgage insurance on the loan. Mortgage insurance protects the lender in the event that the borrower defaults on their mortgage. This monthly expense can add hundreds of dollars to the mortgage payment, and for some people, can make buying a home too expensive.
Fortunately, some loans require far less than a 20% down payment. FHA loans, which are backed by the Federal Housing Administration, require the home buyer to put down 3.5%. The home buyer must also pay for mortgage insurance, but FHA loans have low interest rates, and with less money down, many home buyers find FHA loans to be affordable.
Some loans, like VA loans and USDA loans, require no money down at all. In fact, people who buy a home with a VA loan don't have to pay for mortgage insurance premiums, either.
When Is the Down Payment Due?
When a home buyer makes an offer on a home and the seller accepts the offer, the buyer must put down a sum of money often referred to as earnest money. This amount is held in an escrow account until the deal closes, at which time it may be rolled over into the down payment. The remainder of the down payment is made when escrow closes.
I Don't Have Enough Money for a Down Payment, Can I Borrow It?
Some home buyers can borrow money from accounts where they have stashed money for a future date. For example, some home buyers are able to borrow money from their 401K in order to make a down payment.
If you would like to buy a home and don't have money sitting in an account for the down payment, talk to a financial advisor. Your financial advisor can help you sort through your savings accounts and retirement funds to determine whether you can borrow from yourself in order to make a down payment.
Want to Buy a Home? Work With a Real Estate Professional
If you're a home buyer who would like to purchase a home, you're going to need help from a real estate professional. Your real estate agent can give you advice and help negotiate a price you can afford. This is especially important if you're buying a home on a budget, because the less expensive the house, the less your down payment and monthly mortgage payment will be.

A town of this size is big enough to have a public transportation system, but not large enough to have the extensive system you might find in a larger, more densely populated metropolis. Still, many people who live in Cedar City are very happy with the state of public transportation where they live.
If you're new to Cedar City and you rely on public transportation, you have options. Living close to the city center will make it easier for you to take advantage of the public transportation in the area. If you're moving to the Cedar City area and need guidance on the best neighborhoods for accessing the public transportation system, work with your real estate professional.

Bus fares are reasonable and are subject to change. People who ride the bus regularly can purchase passes to take advantage of discounts offered.

The elevation of Cedar City is nearly 6,000 feet, but its terrain is mostly level in town. Cedar City is small enough that it's easy to walk and ride around town.
Cedar City may be a small community, but it still has ride sharing options for people who don't have a car and who need a ride and who are willing to pay. Cedar City has multiple taxi services as well.2020-07-30T06:34:00-07:002020-07-30T07:36:18-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:71859 Home Improvements To Add To Your Summer To-Do List
Home improvements are work no matter when you do them. However, choosing the most favorable time of year to do the work can make it easier and more enjoyable. We give you nine excellent home remodeling projects you can do this summer to improve your home and make it worth more money.

Clean The Water Heater
Many people do not realize that the water heater builds up layers of debris. Sediment settles in the bottom of the tank as the water heater fills up and empties. The minerals drop because they are heavier than the water. To clean this out, homeowners need to empty the tank and drain the sediment out.

This task should happen once a year. Some people need to do it more often because they have extremely hard water issues. The sediment will damage the tank and cause the element to burn out faster when the material is left to build up year after year.

Update The Kitchen
While a major renovation may only give you about 75 percent back, this job adds appeal. The key is to replace old items and be frugal with the upgrades. Spend money on functional items before you go for flashy things. Necessary items are bringing near 100 percent returns says HGTV.

Build an Outdoor Cook Station
If you have always wanted an entertaining space outside, then building an outdoor kitchen might be a great idea this summer. Adding a place to cook and serve food to guests and family members is a fantastic way to extend your living space. It will give you more reasons to entertain and have dinner parties. Any renovation adding functional room adds value to your property.

Clean and stain the deck
One home improvement project people tend to put off is scrubbing and protecting the deck. Most of these boards need to have attended at least every three years. You should check out the deck for loose nails and screws, broken boards, and water damage each year. The wood needs sealing every once in a while to keep the wood from deteriorating prematurely.

Power Wash The House and Roof
You never realize how much dirt is on your house until you spray it down. A garden hose is not powerful enough to get the stickiest and toughest dirt off from siding or paint. To get the deep down mess off the building, a pressure washer is necessary. This tool needs to be at the right pounds per square inch or psi rating. Angie's List says to dial the pressure washer to 800 psi to get the dirt off and prevent chipping or breaking your siding. To clean driveways and sidewalks, you can dial up the power to 1,500 psi.

Fix Broken Siding and Shingles
Preventing water from getting into the interior layers of the home is vital to stopping major damage. These repairs are more costly than fixing surface issues like siding chips. Checking the home annually for cracks, broken materials, and other ways water can penetrate the home is critical for keeping home repair costs low over the long-term. By fixing exterior problems early, you can prevent deep water damage.

Add Ceiling Fans Inside and Outside
Do you need more ventilation in your home? How about having a large fan to push the air on the patio? Installing one of these items is not a big deal for most homeowners. The instructions come with the fan.

You can install a ceiling fan in about an hour. If you are unsure about working with electricity, then there are several contractors who will be happy to install one for an hourly rate. People planning to stay close to home for vacation are turning to these upgrades to make the house more appealing for year-round activities.

Fix Cracks in The Asphalt and Concrete
Your home improvements to-do list should include sealing up all your surfaces. Little cracks in your walkways and driveway get worse when you let them go over the winter. The ice and the freezing and thawing cycle cause these small issues to grow drastically. If you wait until the following year, then you may need a new driveway instead of putting a little caulk or sealer in the cracks.

Install New Windows
Keeping energy costs low means ensuring your home openings are snug with insulation. Getting new windows will create a tighter fit stopping air from leaking out of the house in the summer. In the winter, there will be much less cold wind getting indoors to create drafts and cause you to raise your thermostat.

Double pane windows and Low-e coatings increase the savings, but they also increase the cost. Look for the R-value on the windows, and this number will help you decide which products will give you the most protection and savings. The higher the number, the more the windows will keep out cold weather in the winter and the heat in the hottest part of the summer.

Bonus Tip - Inspect All the Major Home Systems
One of the best ways to improve your house is to make sure all the systems are in good shape. Your HVAC, plumbing, and electrical are important items that need to stay safe and running in top shape. Keeping these areas running efficiently will save energy costs and reduce your chances of costly emergency repairs.

Performing these home upgrades in the warmer months gives you a better opportunity to enjoy the work and get it done the fastest way possible. A little time cleaning up the flower beds, getting rid of weeds, and adding a new coat of paint can greatly improve your curb appeal and increase the property value even more. Bathrooms are an excellent place to spend some upgrade funds because these rooms get a lot of return on smart upgrades like new fixtures and faucets.2020-07-28T08:15:00-07:002021-04-30T08:15:34-07:00Sam Doddtag:cedarcityonline.com,2012-09-20:7155Ready to Upgrade Your Home? These Projects Will Give You the Best ROI" width="475" />Those considering a few home upgrades will likely want to choose projects that will add to the appeal of the dwelling as well as boost the home's value. Here are some smart home renovations with a solid return on investment (ROI).
Manufactured Stone Veneer
Siding crafted of manufactured stone veneer is not only gorgeous and affordable, but it offers homeowners up to a 94 percent ROI. Engineered stone veneer offers the look of costly natural stone without putting as much stress on the home's foundation as actual stone will. Depending on the size of the home, costs can average around $9,000 for this upgrade.
Minor Kitchen Remodel
While a large scale kitchen renovation can hit the bank account for as much as $50,000, a minor kitchen remodel can be done for an average of $20,000. The return on a large overhaul isn't likely to reap a high return when reselling. However, modest improvements such as new countertops, energy efficient appliances, new flooring, cabinet refacing or new fixtures can see an average ROI of 80 percent.
Bathroom Upgrades
Smart bathroom upgrades can give owners an average ROI of 85 percent. Rather than replacing the tub and shower, consider refacing it to save some cash. Installing new sinks and fixtures are also rather affordable, but add to the functionality and beauty of the space. High-quality ceramic surrounds and flooring will also add value to the home without requiring much initial investment. Expect to shell out $5000 or more for a modest-sized full bath.
Decking Addition
There is no denying the appeal of a nice decking addition. Decks provide spaces to relax, cook out and is the ideal space for a hot tub. Embrace the connection with the great outdoors, as a deck is high on homebuyer's wish lists. For this reason, you might see a return on investment of around 75 percent.
The cost of a new deck averages just over $7000 for pretreated wood, installation and staining. However, if an exotic hardwood such as tiger wood is installed, then the cost will be quite a bit higher for homeowners. Be sure to choose a space for the decking that receives ample sun and shade, which is the key to ensuring maximum enjoyment.
Whether the goal is to make the home more attractive and comfortable for the current owners or with an eye toward selling, these smart investments offer top ROI.2020-07-22T07:07:00-07:002021-05-26T09:07:26-07:00Sam Dodd
